The land title deed is a Chanote (Nor Sor 4 Jor). Nor Sor 3 Gor and Nor Sor 3 are equivalent for practical purposes — the land can be sold, leased or mortgaged — but their boundaries are less accurately surveyed than a Chanote.
Buildings are measured in metric units, but land is usually measured in Wah or Rai (1 Rai = 1,600 m²).
Thai law prohibits foreigners from purchasing freehold land, and from holding more than 49% of the shares in a Thai limited company that owns freehold land. Foreigners may, however, own a building distinct from its land — such as a unit in a condominium.
The two common routes are a leasehold agreement or a Thai limited liability company. Each carries different risks — nominee shareholder arrangements in particular attract increasing scrutiny — so take independent legal advice before choosing.

Landowners may refuse renewal extensions, legal disputes can be costly, and mortgages and resale can be more complicated. Good contracts drafted by a reputable law firm mitigate these risks.
