According to Thai law, foreigners are prohibited from purchasing freehold land, and may hold not more than 49% of the shares in a Thai limited company that owns freehold land. However, foreigners may own a building distinct from its land — such as a unit in a registered condominium. The two common routes are a long-term leasehold agreement or a Thai limited liability company. Each carries different risks — company structures in particular attract growing scrutiny over nominee shareholders — and we will talk you through both alongside an independent lawyer.
The quick answer is that the whole of Phuket is “hot” right now. If you want to be close to the airport and beaches, Bang Tao, Surin and Kamala are good choices. If beach life is important, Kata, Karon and Nai Harn are popular. And if you are a party animal, look no further than the famous nightlife of Patong!
Traditional mortgages are generally not available to foreign buyers in Thailand. Developer financing typically funds purchases through staged payments, and PPA can also help you access alternative options. Ask us and we will walk you through what is possible for your situation.
