Where to Buy in Phuket: An Area-by-Area Guide for Property Buyers

Phuket is a bigger island than most first-time visitors realise, and each area has a distinct character. The right location depends on how you’ll use the property: holiday home, full-time residence, rental investment — or, as with most of our buyers, a mix of all three.

Here’s our honest take on the main areas.

The west coast: beaches and lifestyle

Bang Tao, Laguna and Cherng Talay

Home to the Laguna Phuket resort complex, a long, quiet beach and a growing cluster of beach clubs, restaurants and international schools nearby. Bang Tao and Cherng Talay have seen more new development than almost anywhere on the island over the past decade, from branded residences to private pool villas.

  • Best for: families, lifestyle buyers, long-stay owners and investors who want a “resort” feel
  • Rental demand: strong year-round
  • Watch for: high levels of supply in some segments — choose the project and the developer carefully

Surin

Small, upmarket and scenic, with some of Phuket’s most exclusive villas on the headlands. Limited supply keeps values firm.

  • Best for: buyers seeking prestige and privacy
  • Watch for: fewer entry-level options

Kamala

A relaxed beach village between Surin and Patong, close enough to the action but without the noise. Kamala offers a good mix of condos and hillside sea-view villas, and it’s where our office is based — so we know it well.

  • Best for: lifestyle buyers who want a walkable village with a beach
  • Rental demand: good, with a loyal repeat-guest market

Patong

Phuket’s busiest resort town: nightlife, shopping and constant tourist footfall. Not for everyone as a home, but condos close to the beach can perform well as short-stay rentals where licensing and building rules allow.

  • Best for: rental-focused investors
  • Watch for: noise, traffic and short-stay rules in each building

Karon and Kata

Family-friendly beaches in the south-west with a strong holiday market and some excellent sea-view positions on the hills between them. Kata in particular has a laid-back, surf-town feel.

  • Best for: holiday homes and mid-market rentals
  • Watch for: hillside access roads and rainy-season conditions

The south: Rawai, Nai Harn and Chalong

The south of the island is popular with long-stay residents. Nai Harn has one of Phuket’s prettiest beaches, Rawai has a strong expat community, and Chalong offers practical, good-value housing close to marinas, schools and shopping.

  • Best for: full-time residents, retirees and families
  • Rental demand: strong for long-term lets; more seasonal for holiday rentals

Inland and the east: Kathu, Phuket Town and Cape Panwa

  • Kathu: green, central and home to several golf courses — practical for residents.
  • Phuket Town: the island’s commercial heart, with the Old Town’s Sino-Portuguese streets, markets and restaurants. More affordable, with a local feel.
  • Cape Panwa: quiet sea-view positions on the east coast, with good value compared to the west.

How to choose

Ask yourself three questions:

  1. How will you use it? Holiday owners usually prioritise beach access; residents prioritise schools, healthcare and shopping.
  2. Do you need rental income? If so, look at proven demand, building rules on short-stay rentals and realistic occupancy — not just the brochure yield.
  3. How do you feel about traffic? Distance on a map can be misleading in high season. Drive the route at the times you’d actually travel.
